Meeting Notes
1st Quarter 2008:Please look to the 2008 newsletters as one board member’s term ends in 2008 and we need volunteers. Several causes have been championed in 2008 and more are available – please review the 2008 Newsletters.
January 8 2007: The Board reviewed the possibility of moving the 2008 HOA due date from January to later in the year. Postponed decision to later in the year until financial stability and resolution of expected large cost to repair the pond. 33 homeowners have already paid their 2007 dues. Discussed 2007 agenda items - top priorities for 2007 include the permanent pond resolution, sidewalk repairs to common areas, improve the relationship/contract with GroundMasters, and improve the park area. Additional items to be added as necessary. Review neighborhood landscaping and solicit input from Gardening Club. Continue support to and coordination with Street Leaders, finalize street leader list. Next meeting planned for February.
March 26 2006: Board approved the elimination of property manager Regency Community Management Group Inc. with tentative effective date May 1, 2006.
April 2006: Separated and approved the Secretary/Treasurer position into 2 positions (Secretary – Ronda, Treasurer – Megan) due to the amount of upcoming work. Board approved new insurance carrier at a reduction in annual premium. Park mulch day set for May 6th. Continue researching bank statements and miscellaneous documents from Regency transition. Need to address delinquent HOA dues. Review ACC guidelines, create Improvement Application tracking ability, and created Board liaison to ACC. Instituted dual signature authorization for check distribution. Open meeting May 8th to present homeowners the new Board members, the 2006 budget, and the explanation of Regency’s firing.
May 2006: Updated the homeowners with the Regency transition, new HOA voicemail number, new HOA P.O. Box, reviewed the 2006 budget,
and began to address the pond water level issue. Called for volunteers for Street Leaders, directory updates, and December luminaries. Open discussion concerning speeding through the subdivision.
August 2006: Current budget balance over $14,000 and projected to have $5,000 positive balance at the end of the year!! Continued pond level resolution discussion. Fall newsletter to be distributed in September. Attorneys to send collection letter to 13 homeowners for unpaid dues. October 2006: Annual meeting set for Nov. 13th, 7:00 p.m. Reviewed and approved 2007 budget. Discussed possibility of reducing annual dues, but postponed approval to 2008 due to uncertainty of pond resolution cost. Prepared for Annual meeting.
November 2006 (Annual): Reviewed year-to-date progress and Regency transition. Five homeowners continue to have unpaid dues and will be addressed prior to the end of the year. Open discussion concerning ACC enforcement and guidelines. Jan Repp’s 1 year term
expired as V.P. and Board member. Don Stoneking nominated as a Board member to fulfill open position. GroundMaster’s performance to be reviewed due to number of landscaping complaints. Officer elections took place following the Annual meeting.
